The problem with paper
Across much of the continent, ownership rests on documents that can be lost, damaged, forged, or quietly duplicated. When two families hold papers for the same parcel, there is often no authoritative record to settle which is genuine.
The consequences are not abstract. Inheritances are lost. Disputes run for years through courts and traditional authorities. Land that cannot be proven cannot be used as collateral, sold with confidence, or developed — so capital that should be productive sits frozen.
What a record layer does
Each registered parcel is represented by a non-fungible token carrying its identifying particulars: parcel identifier, survey plan reference, boundaries, tenure type, term, and the registration number issued by the competent land authority.
The result is a public record that is:
- Tamper-evident — entries cannot be altered without the alteration being visible
- Publicly verifiable — anyone can check what is recorded against a parcel
- Durable — it does not burn, flood, or go missing from a filing cabinet
- Timestamped — the sequence of entries is itself evidence
What it does not do
This is the part most projects in this space get wrong, so we will be direct.
The token is not the title. Legal ownership is established by the competent national land authority under national law. A token records what that authority has registered. It does not create, transfer, or prove ownership on its own, and no blockchain has the standing to override a national land register.
Any project claiming otherwise is selling something it cannot deliver — and the people harmed are those who believed a token was a deed.
Keeping record and register aligned
A record layer is only useful if it matches reality. If tokens changed hands freely while the land register stayed still, the two would diverge immediately and the record would become worse than useless — actively misleading.
So transfers are conditional. A token moves only once the corresponding legal assignment has been completed and registered with the land authority. The chain follows the register; it never runs ahead of it.
That makes these tokens deliberately less liquid than ordinary NFTs. This is the correct trade. A land record that can be traded faster than land can legally change hands is not a land record.
Why this belongs on Majestic
The same infrastructure that settles a payment can record a title. Both are questions of shared, trustworthy record-keeping — of establishing what is true in a way that does not depend on trusting whoever holds the filing cabinet.
Land registry is in development. We will publish the parcel schema, the registration process, and the transfer conditions before any parcel is recorded.
